Job Title: Commercial Construction Estimator

Type: Full-Time, Direct hire 

Compensation: $100k-$130k

Job Overview: The Commercial Construction Estimator is responsible for evaluating project requirements, analyzing construction plans, and estimating the costs of materials, labor, and other resources needed for commercial construction projects. They work closely with project managers, architects, engineers, and subcontractors to ensure that project estimates are accurate and competitive.

Key Responsibilities:

  1. Project Assessment:

    • Review and understand project plans, specifications, and related documents.
    • Conduct site visits or inspections to assess project conditions and requirements.
    • Identify potential risks, challenges, and opportunities that may affect the estimate.
  2. Cost Estimation:

    • Estimate material, labor, equipment, and subcontractor costs for all aspects of the project.
    • Calculate quantities of materials needed for various construction tasks.
    • Use cost estimation software and tools to create detailed and accurate estimates.
    • Consider factors such as market conditions, location, and project complexity.
  3. Vendor and Subcontractor Coordination:

    • Solicit quotes and bids from suppliers, subcontractors, and trade contractors.
    • Evaluate vendor proposals and negotiate pricing and terms.
    • Maintain relationships with a network of reliable subcontractors and suppliers.
  4. Budget Management:

    • Develop and maintain cost budgets for construction projects.
    • Monitor project costs throughout its lifecycle and provide cost reports to management.
    • Identify and address cost overruns and recommend cost-saving measures.
  5. Bid Preparation:

    • Prepare comprehensive and competitive bid packages for submission to clients.
    • Ensure bids are compliant with project specifications and deadlines.
    • Participate in bid meetings and presentations as required.
  6. Value Engineering:

    • Suggest value engineering options to optimize project costs without compromising quality.
    • Collaborate with project teams to implement cost-saving measures.
  7. Documentation and Reporting:

    • Maintain accurate records of estimates, bids, and project-related documents.
    • Prepare and present cost analysis reports to internal teams and clients.
    • Keep abreast of industry trends and pricing to stay competitive.
  8. Regulatory Compliance:

    • Ensure that all estimates and bids comply with industry regulations, building codes, and safety standards.
    • Stay informed about changes in regulations that may impact construction costs.

Qualifications:

  • Bachelor's degree in construction management, engineering, or a related field is often preferred.
  • Previous experience in construction estimating, preferably in the commercial construction sector.
  • Proficiency in estimating software and spreadsheet applications.
  • Strong understanding of construction methods, materials, and industry trends.
  • Excellent analytical and mathematical skills.
  • Effective communication and negotiation skills.
  • Attention to detail and the ability to work in a deadline-driven environment.
